About Thiam Siew Avenue Enbloc, Launch Date and TOP Date

The 2 freehold residential sites at Thiam Siew Ave, a residential street of landed homes adjacent to Tanjong Katong Road, were put up for sale via public tender exercise in 2021. This Thiam Siew Avenue enbloc sale made headlines as it was the biggest housing site sale since 2018 cooling measures. 

Such a big freehold land parcel is rare to come by in the sought-after District 15 of Singapore. The 2 land sites were sold for S$815 million to a joint venture between Hoi Hup Realty and Sunway Developments. 

This deal marks the largest residential development site sold since the July 2018 round of property cooling measures, the other one being Flynn Park Residences.

The land price of the 2.45 ha site, which is zoned residential with a plot ratio of 2.8, translates to about S$1,488 per square foot per plot ratio (psf ppr), after an estimated development charge of about S$284 million. The land rate works out to about S$1,440 psf ppr if a 7 per cent bonus on balconies is further taken into account.

There will be 2 luxury high rise condominiums with more than 800 units there. Based on the land rate of S$1,440 psf ppr, it is estimated this future condominium could be launched at between S$2,400 and S$2,630 psf, after factoring in construction and other development costs.

Thiam Siew Residences is expected to launch in the second half of 2022, with estimated TOP date in 2026. 

About Thiam Siew Avenue History

These 2 freehold residential sites at Thiam Siew Ave belonged to the legacy of property magnate and hotelier Wee Thiam Siew, who passed away in 1972. The properties are held primarily under Thiam Siew Avenue Investments and Wee Thiam Siew & Co, whose beneficiaries are the members of his family.

Thiam Siew Avenue is a quiet street, with just 25 houses. Many of the houses are pre-war, single-storey, semi-detached houses and bungalows sitting on land area of about 9,000 to 10,000 sq ft each.

After close to 80 years, the Wee family has sold all 22 land plots with 25 houses to Hoi Hup Realty and Sunway Developments.

This is our review on Thiam Siew Avenue new launch. One of the biggest draws of this site is its freehold status with a large land size, which is extremely rare to come by in District 15.

The location of Thiam Siew Avenue itself is very accessible, conveniently located near Haig Road and Tanjong Katong Road, connected to many eateries and amenities in the area. There are many shopping malls nearby to serve future resident’s needs as well.

With both Dakota MRT station and Paya Lebar MRT Interchange Station within close walking distance, it will be very easy for future residents to travel to all parts of Singapore from this Thiam Siew Ave New Launch.
